The far east coast — the island's best beaches, quiet in winter, and cheaper than you would guess.
The Famagusta district occupies the south-eastern corner of the island and contains its finest beaches. The reputation of Ayia Napa as a summer party destination obscures the fact that the district is largely residential and genuinely quiet for eight months of the year, and that Protaras and Paralimni have settled populations who barely notice the summer influx. For anyone whose priority is sand and clear water, nowhere in Cyprus competes.
Why British movers choose Famagusta & Ayia Napa
The beaches at Fig Tree Bay, Nissi and Konnos are the best on the island by a distance, the water is exceptionally clear, and property is often better value than the equivalent on the south coast. Larnaca airport is around forty-five minutes away. The obvious caveat is seasonality: Ayia Napa in August is not to everyone's taste, and some businesses close entirely in winter, so the choice of specific village matters more here than anywhere else.
The property, and whether your furniture will fit
Largely modern, purpose-built villas, townhouses and apartments, much of it constructed for the holiday market and therefore well provided with terraces, pools and built-in storage. Room proportions are generous and access is usually straightforward, which makes this one of the easier districts to deliver a full household into.
Everyday life here
Paralimni is the administrative and commercial centre for the district, with supermarkets, banks and the general hospital serving the area. Schooling options are fewer than in Limassol or Paphos, which matters for families with school-age children. Larnaca is close enough for anything the district does not provide.
Delivering to Famagusta & Ayia Napa
The district is the furthest point from Limassol port, roughly seventy miles east, so the inland leg is longer and delivery scheduling needs to account for it. Access within the resorts is generally good since most development is modern and was built with vehicle access in mind. Summer traffic through Ayia Napa can make timing awkward, so deliveries are usually scheduled early in the day.
